The problem is not in mentorship, the problem is in the BS rainbow chasing that if pay so-n-so XYZ $ that some magical vortex will open and bestow all knowing and all success unto a person. 

Theres so many problems, this is a team deal scenario and one needs rules;  never take a contract less then 7 days prior to the auction, and NEVER NEVER N E V E R close allowing the seller to stay in the house after closing. 

In a time of Real Estate where >80% are sitting on sub 4/5 rates, and such a giant % are free-n-clear this should be the strategy of popularity.

@Glenn N. - Are most of your loans short-term/interest-only, or are they more complex (e.g., longer-term, amortized, require escrow, commonly modified b/c of prepayments, etc.)?
