That’s great advice Taz, I’m currently working on saving enough money to get started, house hacking is hard for me at the moment because I just bought a house 2 years ago, I would have to sell my house(which is in a great neighborhood great location) and use that money to fund the duplex which isn’t totally out of the question, I would like to keep the house if possible but also would like to get real estate investing more.

It's funny how you can fill your mind with education and then when the moment of truth comes and you have to decide it can feel paralyzing in some ways.Educating yourself is so important, and I think that the general education of listening to the podcast can serve as a great foundation.

Starting small with multifamily properties is my ideal preference at the moment, as I focus on learning, growing, and immersing myself in as much information, data, and real-time experience as possible.As I build my investment portfolio, I could definitely see myself being interested in scaling up to larger acquisitions in the future, but for now, my focus is on mastering the fundamentals and starting small.

At the moment I have only been looking at SF and 2-4 MF I would not mind either just making the numbers work is hard. 2-4 MF are hard to find in the Las Cruces market right now but they exist.

It is why postive cashflow is important.More to the point on cashflow, I'm saying that properties that cashflow only enough to pay for the PITI payment don't sound like strong investments (for me at this moment**) if what it would require is substantial cash reserves (which I dont have because im just getting in).
