As far as reaching out to actual banks I will be brutally honest with the masses.  

I knew a developer before the exception for being near mass transit planned to build 4 units but was only able to build 3 units.  

I'm just saying that alot of risk can be limited by placing yourself in situations where it's generally safer.Anyone can go certainly go postal anywhere, but it's extremely rare and usually in places that are densely crowded and acutally it seems like alot of mass shootings have been white men so great point. 

It faces a commercial district and is walkable to mass transit. 

I have put my bare hand into a mass of many thousands of swarming bees and did not get stung. 

Following up with mass amounts of excuse and ghosting so I ended up starting the eviction process per usual.

Spend LOTS of MONEY on mass marketingThe "rate locked affect" is limiting a large portion of the market and stopping transactions from happening.

Sell beneficial products or services like your Boot Camp once you have reached Critical Mass.  

That way since there is a connection to the basement there is not issue with you crashing down there.If you don't want to do something like that, I would cut the basement off from the first floor and just rent the first floor, leaving you the basement to crash in when you want.Or see about getting the basement made into it's own separate unit now that ADU are allowed in Mass (although the law may not kick in until the new year)Also your town may now require a certificate of occupancy to be issued before you can rent it out and they may have something to say about this basement connection anyway.Just my two cents as they say.

It'll be interesting to see what happens to florida if a mass migration truly happens.
