Because they spent 1.7m on a personal residence, they probably know enough to sue you and make your life completely miserable for the next 2-5 years. 

@Lisa BurnsIt would be completely absurd with no real state experience to learn and do a syndication in 6-12 monthsSorry for the bluntness but I can name many that have tried this and failed miserably and lost everyone’s money over the past few years.

And now, next thing, which SOOOooooo many fail miserably at; you GOTTA make it SIMPLE, uber simple and straight forward for them to make the actions THEY would want next answered, and steering toward what YOUD want them to do.     

Get a steady income without spiking your debt-to-income ratio... and without having to spend a huge fortune to get a miserable passive income.Then with that money get secured assets like real estate that will always be physically worth something (not just digitally).And that is kids what I am doing now!

Dont take it personal, but I can tell you that I have talked to more people over the years that signed up with a TV Guru like Armando and failed miserably.

It forces users to manually split mortgage payments into various components every month, has a painful process to start new mortgages and close out existing ones, and generally has a miserable process for handling everything around loans and amortization. 

@Joe S. has the correct answer, but I will modify it slightly - "choose a degree that makes good money" but also that you are interested in or enjoy the field of study - I'd rather make less and enjoy what I do for my W-2 job than make a bit more and be miserable.   

Not an attorney but i do not believe you can use this as a STR, and even if you found away around it, the community would make your life miserable with fines, violations etc.

I failed miserably and quit the business within a year.

There's no point in making their lives miserable and forcing them to fulfill the lease.
