if you want Zero risk then park in your brokerage account and buy USFR, a wisdom tree ETF, pays 5.39% interest, holds 8 week UT treasury floating rate notes only, so you don't need to worry about FDIC or SPIC insurance as only way US govt doesn't pay is if we get nuked, then you won't much care about Yieldif you ok with mild risk, I put my emergency funds cash into a group of different BDCs i like, these are business development companies (mini-banks) that make loans to small to medium size companies.

Probably a better STR market there, assuming they haven't change the rules on themAthens - growing area, probably still a solid play for both mild cash flow and decent appreciation at this time with the right deal; we don't invest there, so I don't know that specific market well, but our west Madison properties rent easily.

I think >50% chance US will be in mild recession in 6-10 months, as Germany/UK/Canada/New Zealand/Ireland/Finland already in recession due to they have 3-5 yr variable/adjustable mortgages and corporates also do short term debt, so their central bank Hikes hit them faster than US.
