(weak pun intended)Put 5% down, owner-occupied, and the place appreciated about 600% worth of what we put in (CoC ROI) since June 2016.It was cash flowing it’s first year as a rental, even with just 5% down.

I've raked up a backyard and filled up 4 full sized 50 gallon trash bags of poop after a tenant only being there 1 year (so yeah, I've seen some sh**,  pun intended).The dog isn't necessarily a deal breaker, but you should for sure get a decent sized non-refundable pet fee up front, plus an extra monthly fee that will cover the renovations to put the place back together when they leave. 

have you talked to all parties about options (no pun intended) for the purchase?   

You should always know your exit strategy before walking in the front door-pun intended!

local library - Foreclosures for Dummies (absolutely no pun in tended) - it's just a basic starter guide to foreclosures.that's a very competetive area.word to the wise - when dealing with foreclosures or REO's - you need money to put down and there's no real screwing around - you need up front financing (highly recommended).
