My priority was finding reliable mentors and peers who could help me learn the ropes, offer guidance, and even share insights about overcoming the unique challenges I was facing as a new agent and investor.Networking wasn’t easy at first.

In fact, out of 15+ deals I've submitted NONE have been purchased by Mentor Financial Group.

I know I need to have someone on my team who has done it before who can help mentor.  

I'm light on capital so paying a mentor isn't an option, but happy to split revenue (pay as I learn). 

It would be incredible if I can meet someone who can coach me through my first deal... some sort of a mentor. 

I would appreciate any advice on what I should look out for or a chance for a mentor to talk through opportunities with.

A coach doesn't need to know Collin county, a mentor does. 

They will also dictate the terms of the loan, how it's filed, qualifications, etc.However, if you mean PML as in your friends/family that have NO experience in real estate and just have money sitting around...then I would certainly to counsel you to lean on some type of mentor or other experienced investor in Houston on what to do. 

With the help of our mentor we compiled a new build, single family, and are closing on a flip soon.

I recently was able to find a great mentor who was willing to mentor me with underwriting amd alot more.
