When I proclaimed they were fired someone reached out to me seeing if relationship could be mended.  

I am trying to mend my ways and not bash "wholesalers" for at least another hour:)

@Paul Mendel I haven't been to Albany in two years, I didn't realize all of the changes being made.

I don't have the capital (nor the credit, unfortunately, but this is being mended as rapidly as is possible) to do a conventional 20% down mortgage, and so I've been trying to figure out ways to make this deal work.

You can also hire a home inspector to create a punch list after the home has been renovated, so you know all the little items that need to be corrected that you share with your contractor to mend before the home is listed for sale or for rent.
