Wood has a huge variability in strength--between pine varieties, the stress which can cause them to fail varies by more than 2x and you can see 20%+ increase in strength as it ages.Then I have stress concentrations which will yield and then redistribute the load in practice, but not according to the calculations I'm allowed to do.

To maximize the sq/ft (and save cashola) and give it a more spacey feel, I’m doing open shelving instead of upper cabinets and the countertops will extend all the way to the near wall, fully covering the front load washer and dryer units, which also have their home in the kitchen.

While this is probably not what an investor wanted to here, they were upfront to let you know "hey this year do not expect anything" - I would rather know this than have every 2-3 months wait to figure out next steps like the government was doing during the foreclosure moratorium and screwing over all the law firms who would not know until the day before whether they would have a case load and the need for staff.
