Don't have to be on the deed even to declare it your homestead.It may be splitting hairs, and I may have been unclear in my initial post, but I believe homestead laws are designed in part to protect non-title holding spouses, so if the new wife moves into her husband's house he cannot sell or mortgage without the wife's consent nor can it be forced to be sold to pay involuntary creditors (as opposed to voluntary creditors such as mtg/DOT lenders). 

For me it’s really not about splitting hairs over $10-$20 a month..I just want things to run smoothly at this point.

Also, I'm willing to make any and all applicable visits required but I'm planning to make each visit laser focused.

The most successful investors I see tend to get laser focused on 1 or 2 strategies in 1 or 2 markets and they get really good at doing the same winning thing over and over. 

It seems only fair to offer incentives to people just getting started as well, rather than just those of us who are already wealthy (like the guy running for president who is a billionaire but pays very little in taxes, and actually had the balls to write off $70k/year for doing his hair!

Then 4) I would get laser focused on 1 or 2 good markets with a realtor that is also experienced with flipping and can help you find good deals.
