Just keep doing the same thing that is working for you now. 

In Texas an unpaid sub can put a lien on a property, sometimes as late as 4 months after the project finishes? 

I would also recommend talking it over with a RE professional in your area to make sure the comps for profit are accurate because it could swing a lot with different profit projections.

Even the projects that do not have 100% hurricane coverage are dealing with significant increases in their insurance coverage. 

Sometimes, especially if you have another project in sight that you could roll the proceeds from the flip into a larger deal, maybe that will be the best move for you.

I know what needs to happen with houses .. and I just do lump sump draws  normally 2 to 4 per project..
