I know I put the work in already to get to this point, and though I've had the confidence or the manifestation knowing all along I could do it without a doubt, it still shocks me at times that I was able to do it by myself with zero guidance and just intuition and a cant fail attitude!

Finding a property with the appropriate layout is challenging and expensive.

Dang that's a bad layout.

It seems counter intuitive to call for that level of development, and then turn around and throw landlords under the bus during the Covid crisis.

And I found QBO to be awful and not intuitive at all...and I'm a CPA to boot.

I'm still playing with the layout and trade-offs.

Layout is important.Not sure what this question is, but yes, you can typically sell properties vacant or occupied, or partially occupied.  

Not at all.... the rent is based on the market rate, so if the units are all different...size/location/lay out/age etc etc... they would have different markets rates.

House have good layout, good area, great schools, price point was fair for that area.

I don't know if it's counter intuitive or not but your best intermediaries are going to be in the cluster of the middle range of fees.
