This may or may not apply, but there is a concept in the law that says if a contract is unclear that is should be interpreted in favor of the party that did not draft/initiate it.

When someone writes a contract and a section is ambiguous of unenforceable because that section is improper, I believe that section legally is supposed to be interpreted in favor of the party that did not write the document (the tenant).So, if I am correct, that document may not be doing you any good to you at all because of that.

But by all means, read between the lines and look for a toxic interpretation of a good thing.

Hi Davin,You will want to word it as a deposit instead of 1st or last month's rent, because a tenant could interpret that as they don't need to pay you last month's rent.Each state allows different deposits upfront, check in the area of your rental. 

Even after that, there could be different interpretations by different accountants. 

I agree with your interpretation of the pricing trends, and I think with interest rates going down there's some chance of an upswing in the next year or so.
