In my licensing course, the instructor told of a situation where the consideration was a pickup truck.And further research on my part says Tom is right - that the promise to do something that the party is not otherwise required to do can be the consideration.The EMD here is really not enough to deter anybody from defaulting anyway.

The instructors I follow generally advise you to ask the seller who has just denied your offer to invite them to counter.

The advantage was that you had to participate throughout the class and had an instructor that was there for all of the questions that came up.

I currently work In the RAN (Royal Australian Nay) but within the next 2 months i'm going back to my prior AMAZING job (which sadly pays a little less as an outdoor educational instructor) Eventually i'd like to get to a stage where i'm pocketing enough through investment properties that my day job's income doesn't really matter and i can continue working where i love.I have just finished reading the Ultimate Beginner's Guide To Real Estate Investing which has given me plenty of ideas and as you can imagine even more questions.

My point, yeah you may have a thing.But....not while in the Army you don't.Not, while you are an instructor in any capacity.Not , while you are stationed there.I left a couple of houses behind and rented to officers and enlisted, but never EVER while I was assigned there.

He's actually going to do another in-classroom course with a local brokerage who has a "real estate school" because he needs direct access to a live instructor to answer questions and ask for clarity on topics.Don't just go with the cheapest option, but with a course that local brokerages recommend and that will adequately prepare you for the exam.
