Floor boards were severely charred and inspector worries there could be damage to framing in parts of the house we can’t see (in fact, that side of the house seems to be sagging anyways, which is worrisome). 

realize that inspectors feel they must find something.- i suspect you will learn a lot.  

Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

I don't know of an inspector but I do have a great electrician, handyman and clean-out crew if any of those would be helpful! 

When my places with section 8 tenants are inspected yearly the inspectors just want to be sure that the paint isn’t flaking and thereby causing a situation that a small child may ingest the paint chips.

(If you made an offer on a 20 year old home with a 20 year old HVaC and the inspector says it only has 5 years left.

At the time of the inspection, the inspector did noticed it was a three bedroo0m house. 

@Francisco PineiroYou could call a few home inspectors in the market you are investing in and see if they do draw inspections so you know the items are correctly done before sending funds

I decided to get liscenced as a home inspector and utilize my knowledge in building science so I can add value to others but also so that I could immerse myself in the real estate industry and show investors that I am taking this seriously.

I'm sure there are people you can hire, but like home inspectors I'm sure none of them will give you any type of guarantee.
