I’ve been around real estate for decades, and I read in The Economist once that in lively markets like Charlotte, folks will pay a premium for a comfortable room if you’re near major employers.A friend of mine tried something similar out in Austin a while back.. he’d inherited a 4-bedroom property and split it into individual room rentals.

I’m especially interested in residential rentals, STR's, or multifamily properties, but I’m open to exploring other areas as well.I’m here to connect with like-minded individuals, gain insights from experienced investors, and contribute however I can to this community.

Can anyone verify this is OK or is it state by state-regulated based on their individual jurisdiction?  

I would say I have 5 people in my network that would be interested/capable of investing at this scale, and I am starting by reaching out to those individuals.  

After reading so many intros of young, single, eager individuals, I'm hoping I'm not too late to the game! 

I love the story of your artist friend, honestly it never came to mind to incorporate the two together for a marketing hook!

These costs for most of the individuals are considered personal in nature (unless you have a RE portfolio that is run like a business; see below).

For this reason, I teach people to set policies for renting to unrelated individuals.

Best neighborhood and best assets are subjective and largely based on the individuals capabilities (balance sheet, skill set, time etc.)

Individuals are purchasing these properties, rehabbing them, and raising rents.
