You can spray over cleaner on those, and hose off.

You want separate settlement figures showing exactly where the funds came from and how they were used so that the regulators can't hose you. 

Then you're going to be forced into selling properties, you'll have no cash (God forbid you owe more than what the property is worth) and you'll be hosed.  

Marry the hose and date the rate!

Include water risers, heater,  laundry,  hose hydrant,  permit costs,  etc.

When I listed concerns of flagrant lease violations, gone unchecked (derelict vehicles, unregistered large breed dogs who are not picked up after, garbage scattered out in the yard, piles of debris; old tires, tv, kitchen sink, broken wheel barrow, all sitting out in plain sight for a month or more), wash machine drain hose running out a window and draining into the lawn.

Actually taking the time to dive into, and learn real estate in a way that is scalable is like drinking from a fire hose, and theirs plenty of water!

With no experience you may have a bigger interest rate but if you have good margins on the hose, you should be OK.
