I checked the little box that says 'unemployed' which I'd never actually checked before except for housewife scenarios, heh.TLDR was that if rental income from the new properties was sufficient, that alone would work as all the qualifying income necessary.In his case it was two fourplexes next door to each other (NOT a single 8-unit, which I couldn't lend on as a residential mortgage guy) with market rents that would have made it a 28% DTI loan.

There are two types of realtors out there; retail stuck in old traditional system go by market value and sometimes are emotional when it comes to dealing with them, offended by offers that are made to them by investors, these types in some RARE cases don't submit offers, keep in mind offers can be relayed verbally or in writing by a buyer, in both cases it is the Realtors responsibility to present all offers to their buyer by the letter of the law.And Investor friendly realtors, flexible non-emotional and innovative in most cases, NOT THE HOUSE WIFE MENTALITY OR WEEKEND REALTOR present all offers from my experience unless the EXCEPTION as described below is in effectIn terms of presenting offers there is an exception:HOWEVER, there is an EXCEPTION, a seller can instruct a realtor not to present any offers to them below a certain offered price.

One day I was sleeping and he and another possible tenant walked into the living room.This landlord refused to give me the deposit the day I move out of Michigan and said he was busying so I told him I will drive to his office to pick up the check and his house wife suddenly show up with check.They are very satisfied for me staying there and he told me to keep electricity for extra few days until the new tenant moved in.

@David Krulac you can tell I don't do this type of financing for a living.. can the wife get 10 loans if said wife is truly a housewife and has no personal income ?
