Augusta indeed offers great potential with a strong rental market driven by factors such as population growth and a stable job market.

I usually start by analyzing data like population growth, job opportunities, and rental demand.

Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy).

Eastpointe has a semi-decent school district, and the area overall is seeing a population growth.

Do we focus on flipping, (currently we have actually been trying to do this, but we physically can't find enough contractors in our smaller market <100K population to do that much work).

A lot of research and studies have come out around high paying jobs make large impacts. 

You'll have a slight disadvantage compared to the local population, but nothing that should crush you.
