Are there any unique considerations or red flags you look for compared to the traditional rental process?

Here's the bigger lesson I learned: If a tenant asks for special considerations, or reduction of fees - those are ALWAYS the ones who are the problem tenants.  

I am curious to learn from others as well  :) I looked at GHL for my CRM but felt like it was full of features I'd probably never use and the cost was considerably more than what I ended up using: Monday.com.

That said, I do this with a a few investors on rentals since I'm a Realtor and Property Manager where I am boots on the ground for purchase, rehab and lease-up, however we had a strong professional experience/life together before partnering.Lending will also be a consideration as most lenders are hesitant to lend to non-citizens given the foreclosure challenges it can pose.

I suggest to a lot of our investors to look at areas such as West Allis, Bay View, Saint Francis, South Milwuakee, and if you want to invest in Milwaukee some good areas are Riverwest, Harambe, and Washington Heights.

Killeen / Harker Heights area also will be more of a cash flow heavy section in my market.

As you start you will want to take into consideration that many owners and hosts use more than just AirBNb to host their properties.
