For new money going into MF in 2024, there is the possibility to benefit from the financial distress of forced sellers by purchasing good assets in growing markets below the cost of replacement and holding until a fortuitous time to sell, while harvesting ongoing dividends.  2023 and 2024 have been a wakeup call that the operating team must have a long-term hold plan that allows them to hold the property profitably until selling at an advantageous time of their choosing.

While my investments are up this year, I will use tax loss harvesting strategies to help offset the hit from the sale on my investment property this year.I will still invest some of the proceeds of the sale in properties as the opportunity arises, but now I am able to reset my basis and not worry about the large cap gains hit or continuing to put that large of a nut into continual 1031 exchanges if I decide to sell in the future.

As these people start to sell off to harvest the high prices, they'll be selling to people who either live here full time or will have to STR their properties for much, much higher prices, and the rest of us that have good places won't have to compete with the bottom feeders.

The only thing I'd have to double check is when is the sec121 exclusion for the $250k capital gains tax exclusion is applied, but I'm pretty sure its applied after...Capital gains is taxed at the Federal level, and I believe from all the discussions also by California.You could tax loss harvest any other capital assets that might be down, e.g. stocks.I don't advocate the charitable donation for the sake of tax...

I've been reading as much as I can on the subject, particularly the commercial investment/sales front as that's the field I would like to enter into, or operate primarily in, but I'm curious as to what self-education sources an ACTUAL commercial broker might suggest to a junior/inexperienced agent looking become a competent CRE sales professional in the future, without wanting to harvest a kidney in order to pay for it.
