That building had slowed a bit over this last winter, but now there are a few new subdivisions just starting groundwork within a 5-10 mile radiusof me, as well as a few nearing completion with houses ready to be moved into/sold.

If you guys don't mind, I'd like to get to the tax credits after we lay more ground work and it will fall in place later on.Sean, that's my fault that I didn't explain the benefits in more detail.This is my personal opinion from participation in NPs, having various missions, not just housing.Perhaps contrary to the mindset of RE investors, especially those starting out, being active in your community and putting others first or contributing efforts for a better community pays dividends later on.

We have been putting these properties in an exel spreadhseet and then hitting Zillow and the county records to fill in some of the missing information such as delinquent taxes, public utilities owing etc.I have also thought about hitting the REO listing agents to do a lot of the ground work for us.

These degrees of separation will create an "iron veil", and while it is over kill for a portfolio of just a few properties, if you plan to grow to any size, you will be set with the ground work in place.

The Home is worth for sale for 150k And worth 280k-340k ARV...every other house next to it is worth close to 400k...If I ran all the ground work and presented the deal on a silver platter for the buyer to just sign and buy STILL CHEAP...With out dealing with the extra BS in certain sense it will become a FSBO after I lock up the deal and prepare to sell...Isnt That the purpose of a wholesaler To eliminate the head ache for the end buyer and get them cheap houses?...

It takes time even when your an agent to find properties so why not just use other agents to do the ground work, you can use as many as you want but you may find 2 or 3 that do a really good job for you.
