Grocapitus is the most innovative syndication company I have ever seen though, so I would highly recommend attending their webinars and getting involved with them as an investor.For full transparency, his Marketing Director of Marketing and Social Engagement, Eric Bleau, has been my mentor for the past several months so I am a little biased, but, having personally been to multiple boot camps and having met several syndicators like Vinney Chopra and Anthony Chara, I can confidently say that Eric and Neal are two of the smartest, and most well-put-together players in the multifamily syndication world I've met.

You may come across pushback with having co-gendered units so as you grow I would suggest leaving room to have unit(s) that are male and female only for those who are more comfortable with living with others from the same gender.

Nothing is truly "passive" and a big misconception with new folks wanting to enter the real estate arena.For example, just bought a 6 unit using leverage and trying to secure a loan was a disaster of a process.I can only imagine what others have to go through on every time they purchase a property using leverage.But then again, I'm bias to the "cash only" approach.The constantly changing conditions, terms, keeping tight bookkeeping records and tax returns in order and regularly manipulating the BS credit score algorithm.Placing good tenants is more a skill then hope.It took me 10+ years to fully wrap my head around using leverage the right way and being able to "manipulate" the system to get better rates with a quicker turn around.Keep being great thanks for your reading and replying to my comments 🙏

Yep for one especially in the early stages a hard credit pull would not be useful, just have them do soft checks for the time being and opt out of credit solicitation: www.optoutprescreen.com I could be biased... that said typically working with one lender than can help regardless of where you're looking and having a relationship with that will provide the easiest and most cost effective route long term.

Canton is a great area but I am biased as I grew up in Stark County and now live about a 1/2 hour south.
