Paying cash is safe and admirable, but it totally takes away this strongest tool of real estate investing.If I asked you if you could figure out a way to earn a higher rate of return than 7%, then you should be pulling equity out and rolling it into another.

Nothing a "subject to" enthusiast could think up? 

So if you discount a small amount to get rolling, that is something that can work, but don't want to stay low for long.You will start to get the dregs staying at your place and they can do some real damage to the place.

To get that $10k yr you are giving up $250k tax free. ($300k has to be earned to net $250k.) so you’re looking 5 years of zero vacancy and zero capex to break even.

Generally speaking, with SFR or small multis, I just rely on the lease/rent roll (and some form of proof of payment; i.e. bank statements, deposit receipts, tax returns, etc.). 

If the commercial space isn't too disruptive, you shouldn't have an issue renting an ADU up there.
