That makes no sense to me...If he doesn't have subcontractors, then he must have a very large payroll (concrete guys, framers, electricians, plumbers, HVAC, engineers, sheetrock guys, carpenters, etc).

You'll want to line up an excavator, surveyor, foundation company and framer before you close, so you can proceed quickly if you wish to after you close the loan.

The problems come in when there's say a framer does a partial job and doesn't finish, then someone else has to come in behind them to finish their work.

An inspector could pass a framing inspection for a home, that collapses the next day and it is still the building owner/ general contractor/ framer that would be liable in that case.

I had 7 quotes for one roof and the price varied from $4200 - $7800 in Houston on a 1500sqft house with a few hips and valleys on it.Not all vent hoods vent through the attic and I don't have any ovens with a piped vent system.Inspectors are not licensed electricians, plumbers, hvac techs, framers, roofers or anything else unless by coincidence.
