Hello All,I'm interested in some valuable feedback on the multi-family real estate market in Greensboro, NC.My research has been formulated from various sources; however, I would like to hear from a few BP members that are in the trenches and/or currently invested in this market.Key indicators like job and wage growth seem to be holding steady for the last several years and property values seem to be increasing steadily.Can someone give me their view on the current cap rates & vacancy rates in their comp set?

So this is the path I've chosen to follow up to and including being part of my retirement.I believe that networking and gathering real life experience from doing work myself along with following other's guidance (who have been there/done that) will garner me more knowledge and success than paying "gurus" thousand of dollars for bus trips through a city and region I already know well.I am still formulating a 5 year plan (yes, they are passe now a days but I'm old school) and I feel the first steps would be to connect with other REI's, join the local REI Groups and begin growing my network.Any guidance, advice and suggestions from this point forward will be greatly appreciated!

There are 2 websites that you should check out 1 is realestateexpress.com and the other is prepagent.com both are great websites but I personally like prepagent.com better I feel like they have more to offer and for a cheaper price and with prepagent you can select the state you want to get your license in and they will formulate the course specifically for your state.

@Victor G PerezYou are correct - there are different tax implications when selling a home that is a personal residence vs an investment property.I am actually curious on how you reported the sale of your home in 2013 on your tax return.In the future when looking at properties - You should formulate a plan whether you want to be a buy and hold investor or a flipper and communicate that with your realtor.
