One of the things I do Is I pay the monthly $20 for ChatGPT, this way I can teach it what I want, of course you have to double check it but I will have it create entire social media posting calendars as well as topcs for me to use.

For me it’s building connections with buyers in a new market. 

The interested buyer said they would be happy to wait for me to refinance and then assume the long term debt.

I think because I've been learning about it so much and talking to so many people, I'm in a state of analysis paralysis and I just need to pick a good deal and go with it with the team that I form.

The paid off student rental plus the 2nd student rental helps pays off the mortage for 2nd student rentals and living expenses for me and my wife. the duplex was  cash flowing approx  $300 month with the old tenants We manage everything ourselves with some help from our family. 

The form didn't allow me to specify that it’s not cash, but rather from a construction loan.

That said, forming the habit of calling/prospecting is more important than the apparatus.
