It's no wonder that folks have forgotten or never heard of 1031s.  

After my inquiry, they realized that the home was "forgotten" and never given back to Wells Fargo. 1 week after my call, the house popped up at Auction.com and I got a contract on it via Pre-Auction bid.

I think what you all might have forgotten is that these brokers/agents are showing you the PROJECTED NOI/CASHFLOW.The company I work for, they get a financials for a shopping center from a broker and then we ask the landlord their actual financials produced from their SYSTEM.i have to make the comparison and to also create a proforma budget and compared that to the BROKER'S proforma.

I know that if I reach out to Wells Fargo there is little to no chance of finding anything out so I am looking for a creative way to buy this forgotten property for my client. 

It took him a month longer before he could take the exam and by that time he had forgotten some of the early material.
