How do seasoned investors get foresight , are there any publications, statistics  one should always be watching locally and nationally in order to notice the winds of change.I am very excited and enthusisatic about the real estate investment game but at the same time would like to learn the lead indicators.Appreciate your insight and foresight.ThanksInder 

I guess the newsflash has yet to hit them.Honestly, it feels like late 2007 into 2008 when sellers were grasping onto 2006 comps with no foresight.

When it does occur, I will accept it as a failure of foresight and creativity.

I had the foresight to place those funds into both a Roth IRA and the government-sponsored 401k known as the Thrift Savings Plan. 

Perhaps a little foresight vs hindsight might also be worthwhile.

A few people saw the 2008 crash coming and made money through their foresight.

For almost as long as I have been doing this, people have been "house hacking" properties and multi-units have nearly been impossible to come by in any area that is a good "location" (unless you had the foresight and ability to endure hard times brought by depreciation in places like humboldt, pilsen, portage park, etc).

So if you have the foresight, it's not a terrible strategy to max out your TSP on day 1, wait until your eligible to borrow the max and use this money to generate income.

This is why the 1031 has a place in the right transitional plan.I like your foresight and thinking now about how to strategically place your assets so they can provide the benefits listed above while not sapping your energy in retirement is key. 

Many loan officers can't use foresight to figure out what their bank will do six months from today.Yes, many banks will do a rate and term refinance after six months of ownership and use the appraised value to determine the loan amount.
