@Pat Aboukhaled wife & I have thought this would be a great use of failing malls for affordable housing.Unfortunately, as @Greg Scott points out, many people take the path of least resistance, which can ruin the idea.So, you'd want security cameras and maybe even security guards to hold residents accountable.

@Landon Lehmann many investors borrow against their primary residence equity to invest.Getting a HELOC can also be the path of least resistance and cheapest.There is risk though, that if you investment results in a loss or lawsuit that you could lose some or all of that money and more (lawsuit).Getting more insurance is typically easier than setting up an LLC and meeting all the requirements to separate your business from your personal assets.What are you doing to source potential flip properties?

Modern lumber is also a lot more prone to termite damage as it is softer and easier to consume whereas old lumber is extremely resinous and naturally termite resistant.

If they’re still resistant, you might want to consider negotiating a compromise, like a smaller increase or a gradual rise over time to ease the adjustment.
