I would never advise my customer to take a 5 YPPP considering we are have been moving into a downward trending rate market since 2024. 3 Year Prepay Max but if you plan on doing renovations or taking cash out on the ARV then a 1-2 YPPP would be Max.I would also advise buying the rate down before you decide to take a 5 YPPP using seller credit, equity or closing funds.

If a property goes into foreclosure on a second, as Ken said you will either be buying it subject to the first mortgage - meaning it's your mortgage now - or the first has to be satisfied to take possession of the property - or the owner of the first is going to be there bidding what they are owed, so you would need to outbid them to get the property and then you are the person paying off the first mortgage.

If you also have W2 income, then Section 179 income limitation on Schedule C should not matter.Also, whether you take $1k of depreciation or $19k of depreciation, after adding it back you have the exact same income for underwriting purposes, so I'm not sure why you're concerned about a reduced amount of depreciationI don't have a W2-I do receive alimony, and have three rental properties and this business.
