With that said, San Francisco rental market it’s still a lot softer than it was before COVID.

Especially now, I am seeing a lot of people who bought during or right after the COVID pandemic and are in situations where they simply cannot sell their homes for any profit (many of them bought as new construction).

We exited both markets, louisville because of mandating section 8 housing after Covid and just the way they handled evictions and pyments during the pandemic.

What was Evolve charging you?

Regarding the payout inefficiencies, I remember the nightmare that some folks were experiencing with state unemployment benefits during Covid.

This is also (historically) where the best appreciation is, and our growth continues to feed that well past the covid boom.
