That, I feel remains true irrespective to, community, socioeconomics and or ethnicity.  

Where I have lived and owned property, rentals aimed toward an target ethnic/cultural tenant population - usually by other members of the same, or closely related, cultural group - are known through word of mouth.  

There are affordable apartments nearby, just inside Dallas, but that's not an investment opportunity there - and I wouldn't want to live there (too ethnic for me - save the dumb comments for someone else, and too dangerous; a fair number of robberies have happened there).

As a fellow person with a less common name, I have to ask about your cultural/ethnic background.I'm also interested in cash flowing multi family outside of Seattle.

If I had to pick between these, I pick tenant group number 2, and I don't really see where the tenant's ethnicity/race makes any difference to your dichotomous situation anyway (i.e., you can leave out "Asian/Mexican").

You learn about different cultures, why one ethnicity doesn’t get along with another, accounting, political issues that effect real estate, social ills that effect people’s purchasing power, etc etc etc .

The diversity comment is clearly some preconceived negative association tied to a believe in regards to ethnicity.

Do you mean a dumb joke like 10 year-olds tell, one that makes you groan, an insulting ethnic/racial joke, or a dirty joke?

Avoid the obvious ethnic cliches.
