Yes, but you'll need a whole lot of "luck" and extensive knowledge and work ethic.

You can judge the ethics of that request yourself to put into these rock-solid businesses above. 

As far as ethically that is part of my nature and I don't care for the aggressive (potentially predatory) strategies discussed by others, but I see value in offering a transparent and convenient service with lower costs and faster turnarounds than traditional MLS transactions. 

I agree 100% with @Stuart Udis these turnkey operators and what I would call un-ethical sales people are pushing cashflow numbers that aren't real. 

It is well worth looking into as I have found them to be extremely ethical and professional in my dealings with them.

So, you can see where believing that doing everything honest and ethical and being a “good” landlord would not always save you from being named in a lawsuit.  

Maybe even less for reasons I just touched on.I'll spare some of the moral and ethical opinions on this, but I do feel we as real estate professionals, investors, and landlords also have an obligation to help provide housing to everyone.
