I would say, on very rough pricing from them, you are looking at rough estimate of $10k - $15k for ESA (Phase I environmental site assessment), PCA and Zoning and ALTA survey reports.

If you get extended, the cost of ALTA surveys is up to the surveyor.Have no clue what you mean by double closing, but title companies are neutral and manage the cash flows on a deal.
