I am looking at listings online, running my numbers.

Look up the loan officer and not the company (do they have any online reviews or social media presence; if possible look up their production numbers to see if they are any good)4.

Are you taking it online as a self study, or are you in a class with a teacher?

Not to mention, the right system will enable your tenants to pay rent online, have a tenant portal, and all the other features that both tenants and owners need this day and age. 

I came across one of these loan agreements online somewhere a few months ago, can't recall where I found it but it was clear in reading the loan agreement there was no language referencing the loan actually encumbering real property, it was just an unsecured loan.  

I hope the transparency is helpful to investors.Note: I have received an "Online Defamation" letter from the Blake Capital Group.   

But I also like DIY design and drafting so YMMV.
