By sending a check, in many states, if the tenant cashes the check they are de facto agreeing with your damage assessment and will have little ground to dispute your accounting.  

I called Home Depot, they told me to dispute the credit card charges so I did.  

But if this is a 3 year resolution its very different than 6 months.

Apparently AHP requested a mutual accounting firm audit their books as there's a dispute on AHP overpaying their loan.
