and your right the bigger builders will not carry undeveloped dirt on their books which has created a niche for the land developer.. 15 years ago they would.. and they put us dirt guys out of bizz.. that has changed.financing while not in the bag is doable with a combination of local banks that I have used for the last 20 years.. but it won't be non recourse.

I make offers at prices that work for me, then generally ask for additional compensation - closing costs covered, rate buydown etc If chips went up to $10/bag, I wouldn't buy chips that week.
