Thankyou @Paul Azad, the relationship between Monday and RSN was described as a joint venture, meaning both groups would be responsible, and actively involved, in asset management and decision making.  

I've also been directly in touch with a "fronter" in their Ontario, CA office who described the pressure-cooker type of environment, revolving door and nonstop lying. 

I'm not analyzing the payoff scenario the way it's described in the video, but the way it was described by David.

Sounds like you've found a reliable resource for SBLOC, but what you are describing almost sounds like preferred equity as well.

In my analysis, I utilized a 40% assumption as a baseline, though I acknowledge that this may underestimate expenses for a park with the characteristics you’ve described.

Anyways, as you can see from the page in the web archives, the "Portfolio" tab of Nextlevelequity.com, as of July 2024, presents in such a way that I at least (and I think I am a reasonable person) walked away thinking that you are the underwriter/owner/operator of the asset known as "One18 Place" - described as a 236 unit apartment complex.Melanie asked you some questions in a forum post (actually, many forum posts) about whether you were the owner of One18 Place, and, in response, instead of saying "Yes, of course - I wouldn't list a property on my website's 'portfolio' tab unless I did, in fact, own and operate it!"
