Additionally, you have to consider healthcare, vision, dental, etc...

I was actually having a hard time trying to figure out the procedure. 

ALWAYS have written tenant screening procedures that comply with local law. 

My recommendation is to find a landlord attorney who is also very familiar with property management process and procedure.

I come from a background of buying dental offices, and if you don't have 3 years income to compare you cant' really tell how things are going for that particular office.

Tighten up your policies and procedures and stick to them.
