Good to know as I have a property coming on the market and we had one off market offer already all cash but at 10% list price discount (which we most likely will reject).Curious if you think the california fires will assist the market since many of those people need places to live for years and I am guessing some will flee california?

Even with that, I had vacancy for 3 months, turnover expenses (rekeying, deep cleaning, etc), paying the one month lease to find a new tenant and also the new tenants are in at a lower rental rate then the prior tenants. (1500 to 1350)My Little Rock tenant has been paying but already slightly behind.

Because I was so annoyed with RentRedi on this I just told my tenants I would discount their rent by $1 every month.

My number 1 tip would be to go off market and find owner that wants to sell at a discount / prefers speed and convenience. 

Distressed properties are real estate assets that are usually sold at a discount due to financial or physical distress.

If they are good, they don't have a problem finding work so doing your project at a deep discount makes no sense for them. 

That’s why you get a discounted interest rate and a lower downpayment, because owne occupant properties are low risk. 

After I took over, I initially provided those 20% discounts for the first several bookings on each platform.
