IF you bought the property with cash, you typically have to wait 6 months from the original purchase date.

If for some reason they can't get this sorted out by the next payment date, you should figure out how to physically escrow that payment somewhere...this at least protects your payment until you're confident who it is supposed to go to in the future.

Their insurance has asked me to return the month's payment for the remaining days of their rental (Unfortunately, I did not have a cancellation agreement).I am unsure how to handle this situation, especially since I couldn't fill the majority of the rental dates and had to offer discounts for the days I did manage to book.

Start talking to lenders now, but wait to get pre-approved until you have a job offer with a firm start date.

The owner still has redemption rights for a period of three years after the tax deed date. 

As soon as you know your final funds to close and the closing date, call whichever credit card company(s) that you'll be using and let them know that you'll be making a pretty significant purchase within the next few days.

Also, good idea not to put it out there on the internet that you have that kind of equity, that will just attract more scammers!
