When a tenant is not paying rent and goes "dark" you need to follow your process for eviction and continue to communicate this to the tenant.

Ask if you can shadow any of them and shadow them full time for at least a full week/months before making any big changes in what you're currently doing.

Educate your cleaning staff on what to look for (tiny dark spots, eggs, etc.).Heat Treatment/Preventative Measures: Some STR owners do periodic heat treatments or hire pest control companies for preventative maintenance.

I am curious how many people reached out to a local flipper and said "hey can i shadow you and check in on projects for you doing drive-bys and inspections or make calls to coordinate subcontractors".. 

It would be nice to actually have someone from the FB group shadow a person of their first walk through BRRR or wholesaling, before investing in a 9k mentorship program. 

I would, if possible, shadow him on prospecting drives.  

But as of recent stability and peace has returned but I can-not say whether the future is bright or much darkness is on the horizon.
