While a lot of deals or cookie cutter, every now and then you encounter a complicated issue and you want to have your lawyer by your side to help you!

I have gotten complete newbies 90% before because they had great credit and the project was nice and cookie cutter with a good spread in a B neighborhood. 

Develop a cookie cutter Brand model, then its just work and financing after that.     

So, the buyer will end up having a lot of competition from fellow buyers who all own the same cookie cutter condo.

Besides not being cookie cutter...

@Robert Weissfeld so a couple thoughts. 1) using "pre-approved or mostly ready-to-go building plans" sounds good but people paying $3m for a home don't want a cookie cutter so it might not be a good idea to go that route.

The cookie-cutter projects in Tulum have had lower occupancy rates due to various factors.

If you are interested in screening the porch, you can get aluminum screening which is more resistant to box cutters and switch blades then the standard fiberglass cheapy screens if you want.
