I was able to get a HELOC on the first one for 90K because it was a condo in Florida and doubled in value (has since crashed). 

Agreed, I think these articles are primarily made as clickbait and designed to give homebuyers false hope of an impending housing crash.

If you pay more, you won't meet your metrics and will probably have negative cashflow and/or equity.You may have to make 10, 20 or even 100 offers to get one accepted at the price that meets your numbers.This is what all investors did BEFORE the Great Real Estate Crash of 2008-2010.

The fact is there are more money and guests than ever in the STR world and this is attracting bigger players who will crash existing hosts if they don't adapt to the new ecosystem. 

Now we got a crash that starts in equities but will run rampant across all sectors. 

The commercial crash is going to be huge, followed by the residential collapse. 

Just the last 20 have been so abnormally low we have gotten used to that normal.Folks also forget what started us on the ultra low rate cycle for  the world economy to crash in 2008.
