She likely did not know the scope of the videos, license plate readers, etc but she knew her car was seen and she had been seen and if I had a good memory I knew her license plate number (I did not without the cameras).  

Alot of people hear about wholesaling and think its easy, but it not, but like anything you have to learn your craft.

@Michael Anderson If the property had been sold, it would make sense to formally assign the lease and deposit to the new owner and memorialize an agreement to collect and adjust rents after settlement, indemnify the other party for things arising during their respective ownership periods, etc.
