PMs and realtors want to use people they know that have been in the business and do a good job for them.

Check with the municipality where construction is being done to get their take on the development.

Are you doing new construction in Chicago as well or just KC?

Plus the street isn't a busy one.

I am thinking construction loan, but how to pay for it while the construction is going on is a different story.

Although I know most sec 8 landlords use it because of the perception of guaranteed rents.As a small home builder I really dont know how they are going to lower the cost of new construction housing unless the govmit subsidizes it somehow.. basically the price of home components are very sticky they only go up. with the xception of lumber that will go  up and down through out the year..

I will take that over 200.00 a month positive cash flow :)  All the while running my Capital Partner business and funding over 120 deals a year for my hand picked clients. lThat's a nice combination.

In many cases, vacant land is cheaper than land with an older home.(3) Construction.
