I am now shopping to replace, but curious where I can learn more about the pros and cons regarding a policy like the one mentioned.  

Let them know you are shopping and tell them to give you their best offer (all on the same day), and state you will go with whomever can save you the most money. 

They've gone as far as writing algorithms that pull data points like crime rates, age, median income, number of coffee shops and hundreds of others to create heat maps of where to buy.  

I find that it's almost a one stop shop in that I can use it for my business checking and savings accounts, bookkeeping, for rent collection, I can issue virtual credit card, I can create all the financial reports I need to run my real estate business and prepare for tax filing and through their partners I can vet my tenants, develop state-specific leases and more.

I need a list of sites which allow you to shop for and/or buy commercial real estate.

And then you could take your time shopping for long term financing once you own the property.

This is why the moment I hear a hungry-realtor saying how they want to get out there and get with a client like yourself because there going to make "oh so much commissions" or that an agent works with "all investor buyers" I just giggle and walk-on, because that's just a declaration of ignorance and inexperience. 100%, what your doing as an active value-shopping investor, going for small-"pop" properties, it either (a) isn't worth an agents time because it simply does not pay enough for the work involved or (b) the agent is too green to know this and than, since they are so green, there no-good at it anyways. 

My advice would be to shop for a PMC as an employer the same way you would if you were a landlord. 

Frisco might be the new downtown, so people living in Frisco probably go to Frisco for shopping or events.
