You have a very nicely thought out plan and once you get the CORE 4 you are in great shape!! 

It takes many shapes and forms and relooking at your supply chain (which is how I consider my platforms) is a necessary and consistent need in our business.  

When foreclosures dried up, we went after short sales and when those dried up we started to focus on properties with mold or foundation issues and learned how to fix those and when that started to become too difficult and the rehab was not worth it anymore I had to pivot again and we buy properties in good shape that fell through with another buyer.

@Ricardo Matos Amazing you are finding €5k apartments, are they just in very poor shape, or are they semi-rural? 

Check the property: Make sure it’s in decent shape – no need to take on a major project right away.

Most of my out-of-state investors don’t visit the property in person, but they always check everything carefully and get an inspection to make sure the property is in good shape.

The connections you make can open doors, create opportunities, and even help shape the direction of your career.

You could sell those three properties and 1031 into a larger apartment building in the Midwest in much better shape and with management most likely without the same number trouble you are facing.

I had a home down there, before the owner decided to sell it, that was a 4 bedroom home in pretty good shape, but only rented for $575 per month.
