Same guy handled a triplex rehab (the one with the theft), and that's where he took money that he simply pocketed or used in some sort of Ponzo scheme to pay off other debts (I have no way to know, but the money did not go to contractors or to continue work at the site).

  $150,000 is not a lot of money in the grand scheme of Real Estate investing. 

I wouldn’t worry too much about the interest on the loan; it’s the ROI you are getting from stacking of investments which makes the percent on the line of credit meaningless in the long scheme of things.  

And I see all these people doing it with this scheme and that scheme, and real estate investing content seems a golden ticket.
